Understanding Lawyers - Don't Think the Worst

I got into a car accident when my daughter was 2 years old. My daughter was not injured in the crash, but I was. The accident was caused by a distracted driver talking on her cell phone. The driver insisted that I was attending to my daughter and I took my eyes off the road. I unfortunately had many medical bills to pay and I had very little time to fight with insurance companies over settlement payments. I was concerned about the cost of an attorney, but I met with a lawyer anyway to help with the accident claim. The lawyer relieved my stress and dealt with the insurance company and the other driver. I want you to know that lawyers can be helpful, kind, and caring. Most people think the worst of these professionals, but I want you to know that lawyers should not be feared or avoided.

Why You Might Need A Real Estate Litigation Lawyer

Are you currently dealing with some kind of dispute over a piece of real estate that you own, lease, or rent? Do you have a tenant or leaseholder who is causing issues for you? There are a variety of scenarios where you might want to look into hiring a real estate litigation law firm to assist you. Here are some of the situations where having a lawyer on your side could make a difference.

You Discover Undisclosed Property Issues

When you buy real estate from someone, the seller has an obligation to disclose any known issues with the property prior to the sale. You'll also want to get your own inspection done, but it's possible that something could get through the cracks. If you recently purchased some real estate and there are clearly issues that the seller knew about but did not disclose, you may be able to seek recourse in court.

You Have a Boundary Dispute

Do you have a neighbor who is encroaching on your property? Do you believe the official boundaries of your property need to be reassessed based on new information? A boundary dispute with a neighbor or another business could get ugly quickly. It might be best to hire a real estate lawyer early on in this process and let the lawyers battle it out.

You Have an Issue With Your Landlord or Tenant

You don't have to own a house to be able to take advantage of protections in the law when it comes to real estate. There are also laws on the books that govern the relationship between landlords and tenants. If you have an issue with a tenant not paying rent, you can use a lawyer to begin eviction proceedings. If you as a tenant are not happy with your landlord because they are not providing basic maintenance or other simple things that are required of them, contacting a law firm might help bring a resolution to the issue.

You Want to Fight an Easement

Is the local government asking for an easement on your property in order to install a new utility line? Do you have an issue with a current easement and believe you have a way to fight it? Going against the local government on your own is a risky proposition but a local real estate lawyer may be able to help.

Contact a local real estate litigation firm to discuss your options today.
